Buying a home is one of the biggest decisions you will make in your life. It is complex and requires a lot of planning. The help of a knowledgeable REALTOR® can make the process run smooth. Here is some general information on what to expect and prepare for.

Finances

You will need to put money aside for a down payment. The minimum down payment amount is 5% of the purchase price of the home you’re planning to buy. You also need to be aware that there are additional costs that you may be required to pay that include CMHC Insurance, Property Transfer Tax and GST. You will need to meet with a mortgage lender to determine what you can afford. It’s always best to shop around for the best rate.

Your Dream Home

Once you have established a price range, it’s time to decide what type of home will be best suited for you and your family. There are many options to choose from like Detached, Apartments, Townhouse or Duplex. Think about things like Area, access to schools, recreational facilities, Shopping, what the neighbourhood has to offer, and so on. It’s always a good idea to create a needs v/s wants list to determine what you must have and what you may be willing to forgo.

Select a REALTOR®

Choose a REALTOR® you feel completely comfortable with. A REALTOR® can help you find your dream home. They will work within your criteria and find you a home that meets both your needs and your budget. They will set up with viewing appointments for the homes that you want to see, process offers and help guide you through the complicated process of buying a home. You will want to go with an experienced and knowledgeable REALTOR® who you feel will represent your best interests.

The Search

Your REALTOR® will be able to assist you in your property search and find homes in your desired area. They will update you and send you information for new properties that match your search criteria for. If you are interested in looking at any properties, they will set up appointments and arrange for you to view the homes.

Closing

Once you have found the right home your REALTOR® can draw up the contract and help you place an offer. The seller will either accept, counter, or reject your offer. Once you have an accepted offer you will need to clear any subjects within the agreed timeframe. You will then need to meet with your lender to have your mortgage set up and choose a lawyer to handle the transaction. Your REALTOR® can help make sure both your lender and lawyer have all the correct information and guide you through the process.
